| How much do you charge per square foot? |
| |
| Answer: We do not charge per square foot. We feel it's like going to the car dealer and asking how much they charge per pound. A square footage cost is an arbitrary
figure that you can compute after your home is built. Can you roughly estimate a home's cost by a cost-per-square-foot range? Sure. Is it very accurate or tell someone what that includes? No. Every home is different and when we build custom and semi-custom homes, no matter the size,
we price our homes with our customers tastes, style and budget in mind. Ultimately, you the customer determines the cost of your home. William Thomas Homes seeks generally the same gross margin on every custom built home we build. |

| How do you finance your homes' construction? |
| |
| Answer? It depends. We recommend that the customer finances the project. Why? You save money and get to control all design and finishes in your home.
Loans such as construction permanant loans are a favorite of ours. With this type of loan the construction loan "flips" to a mortgage at the completion of your project. This burdens you with ONLY ONE set of closing costs and you save on the risk and margin the builder would
figure in if he took out the loan. Again, this method saves you money and you have total control of the construction process. |

| Will you bid on my plans? |
| |
| We do not bid on plans. We feel that this is a lose / lose proposition for the builder and home owner. If you
take this route, what stops the change orders and cost over-runs on your project? Is the "lowest price" the most complete price? Did your builder miss something? Beware of bidding your plans out. Interview builders and select your on their merit, reputation, body of previous projects and professionalism.
In other words, choose William Thomas Homes. |
